Waterfront, beachfront, oceanfront: Is water worth the price?
It depends on how much it's worth to you. "Waterfront" is a magic word in Florida, and property on the water is automatically worth more. Here's an example. If a home costs $150,000 to build, the lot it is built on might cost an additional:
- $50,000 if landlocked in a subdivision
- $75,000 if waterfront on a subdivision lake
- $90,000 - $150,000 on a freshwater canal with open water access (the closer to open water, the higher the lot value)
- $150,000 - $500,000 on a saltwater canal with open water access (no bridges means higher lot value, plus the closer to open water, the higher the lot value)
- $500,000 - $1 million and up on bay front, beach front, intracoastal waterway front lots get top dollar in Florida
So the same house can be bought for between $200,000 and $1 million plus, depending solely on what type of waterfront it is located on. Add in a factor such as the lot being located in an upscale, gated golfing community on a lakefront and the value further escalates.
